What are the different types of loft conversion?

Examples of Rear Dormer, Mansard, Hip to Gable & Velux.

Can all lofts be converted?

No. It is not possible to convert all lofts. There is a minimum height requirement of 2.2 meters from the joist to the underside of the ridge beam. If you don’t have the height it is sometimes possible to lower the ceiling of the floor below but not always. Please get in touch and we can advise you.

I live in a conservation area can I have a loft conversion?

If you live in a conservation area, you may not get planning permission a large rear dormer, but there may be other options. Our architects are very experienced and are used to dealing with the various planning departments. They can advise and work with you to submit plans to the council for approval.

Do I need planning permission for my loft conversion?

Not necessarily. If you are planning a loft conversion in a house you will have permitted development rights for a loft conversion up to a certain square meterage. We can advise at your consultation whether planning would be required and assist with the application if it is.

What does the price include?

Once we have visited you to discuss your project we will provide a FREE QUOTATION which will include everything that we have discussed. No surprises, no hidden extras, an all inclusive price for the work.

Are there any other fees that I will need to pay?

The only additional fee is payable for Building Control and we will list that separately on your quotation.

When can you start work?

Our lead time tends to be approximately 8 weeks from signature of contract; this can vary at busy times of year. Please get in touch and we can advise you.

How long will it take to convert my loft?

This varies on the type and size of your conversion, however, on average they take about 7 weeks from start to finish.

Can I live my property whilst the work is going on?

Yes. We aim to keep disruption to a minimum. We cover all carpets with carpet protector and clear the debris from site.

Does LMB Loft Conversions have public liability insurance?

Yes. We have employer’s liability cover and £1 million public liability cover certificates for which can be viewed on request.

How much will my conversion cost?

Do you do evening or weekend appointments?

Yes, we do have some evening and weekend appointments available. Please get in touch to arrange an appointment.

Do I need plans drawn up?

You don’t need plans to begin the process with us, we work with chartered architects and so can arrange for the plans to be drawn, however, we are happy to work to your plans if you have already had them drawn up.

Do I need a Party Wall Agreement?

You would only need a party wall agreement if you live in a semi detached or terraced house and therefore have an adjoining wall between you & your neighbour. If you sign with us we can provide a party wall letter for your neighbour to sign. If your neighbour doesn’t agree you would have to appoint a Party Wall Surveyor.

Do you fit carpets?

We usually complete the work to a chipboard finish, however we can arrange for carpets to be fitted at an additional cost.

Do you supply the tiles for bathrooms?

No, we ask clients to supply tiles, grout and adhesive and we tile the room. We do have preferred suppliers and so we can get a trade discount.

Do you supply bathroom suites?

No we ask clients to choose and supply the suite they require. We do have preferred suppliers and so we can get a trade discount.

Do you decorate the loft?

We usually complete the walls to a plaster finish, however, we can arrange for decorating to done at an additional cost.

Do you guarantee your work?

LMB Group Ltd guarantees all work for 10 years under an insurance backed scheme as well as deposit protection.

Will I need a new boiler if I am having a loft conversion?

You may need to upgrade your boiler, if it is an old one, as it might not be able to cope with additional plumbing in the loft. However, we are happy to advise on this and if necessary our heating engineer can complete the work as part of your project. Please get in touch to arrange an appointment.
